Look beyond the lowest estimate and assess experience with projects of comparable complexity, communication habits, permitting knowledge, subcontractor coordination, and willingness to explain the process. Ask how design decisions, budgets, schedules, documentation, and construction questions will be managed. A contractor or design partner should also clearly define responsibilities, deliverables, and how changes are handled.
