Permit Procurement
Support with building permit procurement for residential additions, including coordination among homeowners, consultants, contractors, and municipal agencies throughout the process.
Applying for a home addition permit can become complicated when plans, property conditions, municipal requirements, and project coordination are not addressed together. Ortiz Mexia Projects, Inc. helps homeowners identify common permitting mistakes, prepare thoughtful residential designs, and navigate approvals from early planning through construction. With experience in Los Angeles and Colorado’s Roaring Fork Valley, the studio brings clarity to complex addition projects.

Integrated design and permitting support helps homeowners move from addition concepts to coordinated, approvable residential projects.
Support with building permit procurement for residential additions, including coordination among homeowners, consultants, contractors, and municipal agencies throughout the process.
Custom design for additions and alterations to single-family homes and residential buildings, balancing existing architecture, practical needs, sustainability, and long-term visual cohesion.
Ongoing guidance connects design, permitting, contractor bidding, construction administration, and completion so important decisions remain coordinated across project phases.
Many permit problems begin before an application is submitted. Incomplete drawings, unresolved design decisions, missing consultant coordination, or insufficient attention to existing conditions can create confusion during review. Ortiz Mexia Projects, Inc. combines residential design and permit procurement to help clients prepare more coordinated applications for projects in Los Angeles, Santa Monica, Beverly Hills, and the Roaring Fork Valley.

A design-led practice brings architectural judgment and permitting coordination together for residential additions.
Architecture, interiors, cabinetry, and built-ins can be coordinated within one thoughtful residential design practice.
The studio assists homeowners, consultants, contractors, and municipal agencies through the permitting process.
Projects emphasize elegant, durable solutions rather than short-lived trends or disconnected additions.
Experience across Los Angeles and the Roaring Fork Valley informs responses to differing project contexts.

Born and raised in Colombia, Santiago moved to Providence, Rhode Island, to pursue his passion for design, graduating from the Rhode Island School of Design in 1999 with degrees in Architecture and Fine Arts. After relocating to Los Angeles, he honed his craft at small architecture firms specializing in high-end custom residences and boutique commercial spaces before founding his own practice in 2006. Santiago is an Associate Member of The American Institute of Architects and brings a timeless, elegant sensibility to every project, from custom furniture and built-ins to full-scale residential construction. His work has been featured in Interior Design Magazine and the Los Angeles Times, reflecting his commitment to thoughtful, well-crafted design.
Common mistakes include submitting incomplete drawings, overlooking existing site or building conditions, failing to coordinate consultants, and beginning construction before approvals are secured. Homeowners may also underestimate how design changes affect the application. A coordinated design and permitting approach helps identify conflicts earlier and creates clearer communication among the owner, design team, contractors, and reviewing agencies.
